Seals! Seals! Seals! People check your seals!
Ok folks so apparently this is a thing. How often are you checking your seals? Are you checking all of them? Come on now...even the one's on the roof? Be honest. Well...if you are not you should be. An RV specialty adjustor from major RV insurance carrier recently reported to me they are seeing several claims per month resulting from poorly maintained disintegrating seals. These problem seals are wrecking havoc on unsuspecting RV owners. They are causing roofs to lift off while driving with devastating losses as well as weather related leaking losses when left unchecked result in irreparable mold infestation.
What can you do?
In researching RV manuals they suggest an inspection and replacement if necessary of seals on a semi annual basis (even if or rather especially if you are just storing it) and while they don't all mention the roof seals in detail be sure to add these to your pre-trip checklist along with all seals on your slide outs. Weather and time causes deterioration of most seals so proper maintenance and treatments is crucial for the safety and integrity of the RV. Full seal replacement is expensive and can cost upwards of $1,000. Proper leveling, cleaning and treatment can help in delaying the need for a full replacement.
